    The Property

    The consolidated raw land in Batangas City has a total land area of 60,153 square meters (6 ha), and situated in the east side. The site is right beside a cemented road, with the entire lot having a generous frontage of 240 meters with a depth of up to 230 meters.

    Five parcels make up the consolidated lot. At the moment, they serve an agrarian purpose as orchards and pasture. Mango trees are mostly what one can find in these orchards, while cows graze and wander the open spaces.

    The Vicinity

    The drive to city center is a short one. To Batangas City Hall, it is only 9km (or 25 minutes). To SM City Batangas, it’s only 8km (22 minutes). While travel times are decent, this will improve further once the new road works are finished.

    Along the main road before taking the turn to the site, the area has a light commercial characteristic with shops and schools present. And then, takes on a definite rural residential vibe once you turn left towards the next barangay. The site retains this rural residential vibe with more of foliage and trees, and unused lots behind the houses beside the road.

    In an exciting new development for Batangas City, DPWH is building a new road that crosses the entire city. This Star Tollway-Pinamucan Bypass Road will have a new crossing along the cemented road to the site, and is expected to raise the land values and quality of life along the barangays where this new bypass road will pass. This new crossing will be located about 3 km from the property, that will provide additional road access to the city center and Star Tollway, and decongest inner city traffic, especially for commuters and cargoes passing through the Batangas City center.
